Qualifications/Position Summary

Under direction of the property manager, the Maintenance Person performs skilled and semi-skilled tasks in the maintenance of rental units, common area facilities, grounds, and other work as required to protect the marketability of the project as well as the janitorial work for the interior and the exteriors of the complex. This position requires the initiative to implement and/or maintain a preventive maintenance program to keep emergencies to a minimum and the complex in good repair and cleanliness.

The Maintenance Person must possess basic knowledge in all building repair trades, purchasing procedures and practices, work safety requirements, repair procedures, and janitorial procedures; The ability to perform the following: janitorial work for the interior and exterior of the building complex, minor repairs to building appliances and fixtures, repair and change locks, replace floor tiles, clear clogged drains, repair or replace plumbing fixtures, patch holes in walls, clean unit interiors, perform miscellaneous carpentry repairs, perform minor masonry duties, perform interior and exterior painting, maintain the safety and sanitary needs throughout the building;

Basic reading and computational literacy; The ability to keep accurate and detailed records; And the ability to interact with residents and handle complaints with reasonable discretion and flexibility Should posses basic knowledge of Microsoft Word, Outlook and Excel. Must be able to problem solve with staff and residents. Have good written and verbal communication skills. Ability to interact with a wide variety of people - personnel, residents, local agencies, contractors, and owner and ability to take initiative and think independently.
